363 Bond

Part of a larger project encompassing 365 Bond Street, 363 Bond Street and an 1,800-foot section of the Gowanus Canal waterfront, the 365 Bond Project is a full city block. It was a brownfield and Superfund site that required a mass clean-up involving multiple agencies: DEC, DEP, EPA and others. Lettire oversaw all construction, beginning with demolition of existing buildings and remediation of contaminated soil and water, installation of a sub slab depressurization system, the driving of more than 450 piles for the foundation, and a 14-story reinforced concrete superstructure. The result is 344 market rate residential rental apartments and 86 affordable rental apartments in a project comprising more than 450,000 s.f.

Building systems include high efficiency condensing boilers, individually controllable gas-fired packaged terminal air conditioners, and roof-top air handling units. A 40,000 s.f. amenity space includes a fitness center, day care center, yoga room, library, club room with fireplaces, resident lounge, gourmet catering kitchen and dining, game room, tenant storage, bike storage, parking garage, various green roofs, roof top lounge, barbecue area, sun terrace—and the massive 20,000 s.f. courtyard and Gowanus Canal Esplanade Waterfront Park. The project also included the complete reconstruction of First Street, the, reclamation of Second Street, and the addition of three feet in elevation to the entire site, to meet revised flood regulations.
