Adjacent to the not-for-profit Fortune Academy, a nationally recognized residence for homeless individuals with a history of incarceration, the new building allows the Fortune Society to greatly expand its existing programs and transitional housing opportunities by offering permanent housing to its clients and other low-income residents. All units are designated for residents earning below 60% of area median income, while rental subsidies through Section 8 and NY/NY III make many of the units affordable to residents with little or no income. The project follows rigorous green design standards. It also has participated in programs from Enterprise Green Communities to the New York State Energy Research and Development Authority (NYSERDA). An extensive green roof features a rain water harvesting system and allows residents to take advantage of unobstructed views of the Hudson River.
