255 E 138th St. Project part of the major revitalization efforts happening in the South Bronx, was designed by MHG Architects and complies with LEED accreditation standards. It is located only a few blocks from Saint Mary’s Park, Lincoln Hospital, and the 4/5/6 subway lines. Also, it is located in the Mott Haven area within the Bronx and has a floor which solely consists of retail, a bike room, an outdoor terrace, and an indoor parking garage. The Graham received the 2020 Big Apple Brownfield Award for Green Buildings. The project team collaborated to develop the previous machine shop, gasoline station, and auto repair facility into an 8-story mixed use, mixed income 100% affordable multifamily residential building. The building approximately has 100,000 square feet of affordable residential space, 13,000 square feet of ground floor retail, and 2,100 square foot outdoor green roof terrace. The development team participated in the NYSERDA LEED Multifamily Performance Program and meets the Enterprise Green Communities green building standards. Due to the team’s efforts, the development has become a remarkable green building in the well deserving South Bronx community.
