UBC along with non-for profit partners Selfhelp Realty Group (“Selfhelp”) and RiseboroCommunity PartnershipInc. (“Riseboro”) were awarded the Sumner Houses site by NYCHA and HPD through t\NYCHA's NextGen RFP. The Atrium at Sumner is the new construction of a 10-story mixed-use, senior building, designed to Passive House standards, containing 8,000 sq. ft. of ground floor community facility space and ~197 apartments designed by world renown Studio Libeskind Architects. The unit mix and affordability levels conform to HPD’s Senior Affordable Rental Apartments(“SARA”) program. The Development Team was awarded a Project Based Section 8 Rental Subsidy Contract for the building, thus all units are underwritten at HUD Fair Market Rent (“FMR”). Thirty percent of the units will be set aside for formerly homeless individuals and households. Services will be provided to all residents through Selfhelp’s Housing with Services model, with more intensive case management and services provided to the formerly homeless residents. The community facility will be operated by Riseboro who will partner with a Programs of All-inclusive Care for the Elderly (PACE) provider.
